Managing Lazy Motivated Sellers








Great Morning Terry,

"I Can't Get A Return Call from the Seller!"

An all to true story that I hear all to often.
You go to the expense of investing in your
marketing for Motivated Sellers.

You go to the trouble of creating or "Borrowing"
an enticing message that generates a response.

You actually answered the phone when they called -
or at least got back to them in a reasonable amount of time.

You smelled the raw passion of motivation and
you pounced like a veracious politician on an unsuspecting
"Undecided Moderate Conservative Libertarian" in New Hampshire.


You ask the right questions - you KNOW there is a house you can bu*y here - the Ka-Ching meter went off in your head.

But now they won't return your calls. They have left you stranded - what happened?

Here is the good news - there is hope for you yet.

The Number One rule in real estate is to get the phone to ring with motivated sellers.

The Number Two Rule - reel them in.

How you speak to the sellers - how you make the connection
- your interaction - the words you use - the confidence you
display that you can resolve the conflict that is destroying
their lives right now due to foreclosure - all sets the stage
for the final act - securing the property from other investors.

The Critical Question Of The Day is - Do you even know
what you sound like talking to sellers?

Have you recorded yourself - listened to yourself -
asked others to give you feedback?

See we all "think" we know what we sound like -
talk like -how we are expressing ourselves but more often
than not we are clouded by Rose Colored Glasses.

Or even worse we ask for "advice" from our spouse,children,
other investors who have not done deals, or even people
who are not in the business. Call it Chicken Soup For the
Poor Negotiator if you will.

Speaking of receiving bad advice - Britney Spears Mother,
who has written a serious "Advice" book on Motherhood,
delayed the release of the book due to the revelation that
Britney's 16 year old sister is pregnant.

Her actual quote expressing puzzlement at this predicament,
"She always came home before curfew??!!??"

Listen up - Get back on track here - you can reel the seller in -
but it is going to take practice - the art o conversation and negotiation.
