Good Afternoon Terry,
Tenant doesn't pay so Fred Slapped me upside the head!
Here we were - sitting around talking real estate -
imaging that - and a question comes to me from a Private Client.
My tenant is not paying on time - they have been late the
last 2 months - can I evict them and how do I get them to pay on time?
Here is the reply that got me Slapped upside the head by Fred:
The only time I have ever had any issues with tenants is when
I broke The Golden Rule. What is The Golden Rule? Glad you asked.
The Golden Rule - when it comes to Tenants and Renters in general
-is this:
You can always stop an eviction - but you can never go back in time
to re-start one.
Pretty sage advice - here is what it means - I have heard every
reason and excuse - and fell for many - and have given the late
paying tenants time to catch up.
And every time I do that - I get the Big Shaft - they move
out in the middle of the night - doors left wide open - water
running things broke - animals left behind - you get the idea.
All of this usually took place right before the next check was due.
Years back I set into motion a strict game plan - if you are late -
the eviction notice is filed - and you will pay the court cost to have
it stopped. Yes you can do that - if you put it in your lease!
See - if their grandmother really got run over by a reign deer
or cupids arrow nipped their uncle in the rear and they have
to pay the doctor so they are going to be a "few days late" -
if Gonzo The Gorrill broke loose and smashed the tenants
front end of the car while making good his escape.you can
enter whatever lame excuse you have heard here -
you always start the eviction process!
You need to train them to be on time - and if they are late -
let them know!
If you don't let them know - they will start with that inch and
make it 6 inches next time - then 12 - then you are 3
months behind and life really stinks.
